This proposal aims to create a sustainable development that focuses on adding four high-quality homes while ensuring a good standard of amenity for future occupants.  Careful attention has been given to the design and layout, ensuring consideration of neighboring buildings, their arrangements, and features found within New Road and the broader character area.

The homes are arranged in semi-detached pairings, which helps to break up the overall mass and reduce visual impact while enhancing sunlight exposure.  The choice of materials for the external faces of the new buildings has been made to ensure that no adverse impact will be created upon the views from within the street scene.

Internally, each proposed home features a ground floor that includes a living room, a W.C., a utility room, and a kitchen-dining-living area that opens to the rear garden and a small inner garden. The first floor comprises two spacious double bedrooms, each with an en-suite bathroom and a walk-in wardrobe, and a storage area. The second floor/loft contains two additional double bedrooms, also with an en-suite and walk-in wardrobe.

A standout feature of the design is the side-facing window, which allows abundant light to pour into an internal courtyard garden that spans the ground, first, and second floors.  Each new dwelling enjoys generous rear gardens, guaranteeing that future occupants have plenty of private outdoor space. The proposed homes align with the linear arrangement of neighboring structures along New Road, sharing the same orientation with principal elevations facing the street.

The proposed angle of the first and second floor rear elevation, along with the inclusion of oriel-style windows, ensures a sufficient distance between the proposed homes and the existing neighbouring residential properties. As such, this proposal will not create any adverse loss of light.
